On a sloppy narrow land measuring 6,5 x 25 meter, 3 programs were built within steps and planter boxes arranged naturally as a hardscape stretched from the lowest to the highest point of the land. They are 2 lofts serves as guest houses and a 2 story house for the property owner at the top. The unfriendly 30 degrees contour created more than 10 meter height differences between facades that emerged from the two roads attached at both ends of the stretch, and it was in fact treated as the site power which brought up into the site planning as the major theme of how the building masses should perform and interact within each other.Save this picture!© NilaiasiaSave this picture!Floor PlansSave this picture!© NilaiasiaBy applying terracing strategy, building masses were arranged in a way that each of the roofs can also function as a balcony for the floor above. Every floor has their own private balcony. The owner wished a vacation cottage that suits not only for private use but also serves as a Bed and Breakfast property in a separate two guest units below using the lower road as their entrance. Serving the requested function was then rather complementary whereas creating differentiation among other earlier rental property in the area felt more mandatory considering the unexplored contour by if not all, most of the property. Here, the contour is the main attraction.Save this picture!© NilaiasiaBuilt inside a residential complex partially surrounded by densely populated settlements where they stand also on sloppy land with its unique character on circulation between alleys, then it may become interesting if the similar quality of space experience adopted into the site plan thus creates a certain sensation when moving inside from one end to another within the landscape. Typically a property on a narrow plot is built by maximizing claim on its programmatic space against the land. Here, though the land width is only 6,5 meter, site planning is, on the contrary, minimizing it and replaces it with an outdoor circulation which connects the 3 dwellings that are inter-dependent with each other in a form of alleyways along with its outdoor properties.Save this picture!© NilaiasiaThis results in a unique interaction throughout the movement into the cottages. The same interaction that happens inside the alleys of the dense settlement at the surrounding area or at any other typical steep habitation in Bandung. However, this one happens in a small 200 m2 plot. Stop war threats: Peace treaty with Korea now!

first_imgWomen cross the DMZ in 2015.“No first use” of nuclear weapons. It is a pledge never to attack another country with nuclear bombs or missiles, unless that country has attacked you first with such weapons.The world would be a much safer place if the U.S. and the other countries in NATO that possess nuclear weapons were to make such a pledge. But these imperialist states refuse to do so.In fact, only three of the world’s nuclear powers have pledged “no first use.” They are China, India and the Democratic People’s Republic of Korea.But you wouldn’t know it if all you read and heard came from the politicians and major media in the U.S. They are drumming it into the heads of the people here that north Korea — the DPRK — is a major threat to the world because it has now built half a dozen nuclear warheads.The U.S. has almost 7,000 such doomsday weapons. It has many military bases in south Korea. Several times a year it conducts huge war exercises directed against the DPRK.The last was held in August and involved 80,000 troops from the U.S. and south Korea. Other U.S. war “games” directed at north Korea have included troops from Japan — the hated colonial ruler over Korea from 1910 to 1945.Now another nuclear power has announced it is joining these U.S. war exercises: Britain. It has nuclear missile-carrying submarines that can prowl the seven seas.Sanctions are economic warAlso ratcheting up the threat of another war in Korea are economic sanctions on the DPRK that Washington has demanded from the U.N. Security Council. The sanctions are supposedly in retaliation for the DPRK’s defensive nuclear program. But in truth there is no moral or political argument to justify these sanctions.The U.S. not only possesses a vast arsenal of such weapons, but it is also the only country to have actually used them, killing hundreds of thousands of Japanese civilians at the end of World War II. Yet the U.S. and its allies have never been punished for developing such weapons.The DPRK would never have had to allocate great resources to building nuclear weapons and maintaining strong defense forces had U.S. imperialism not been trying to crush this socialist country since its founding in 1948. Yet not even a major invasion by U.S. forces in 1950, also under cover of a U.N. resolution, followed by three years of vicious war that killed 4 million people, could defeat the Korean people’s resistance.Ever since that war, the DPRK has been calling for the U.S. to join it in a peace treaty because, even 63 years after the fighting ended, the two countries are still formally in a state of war.An international group of women once again walked along the demilitarized border between north and south Korea on May 28 to dramatize their call for a peace treaty to end the Korean War.DPRK ambassador to U.N.The DPRK’s position on nuclear weapons was made very clear on Oct. 6 by DPRK Ambassador Ri Tong Il, speaking to the U.N. General Assembly:“It is the common aspiration and common desire of [humanity] to live in the world peaceful and secure, free of nuclear weapons. In building the peaceful world, disarmament, in particular nuclear disarmament, is of the greatest importance.“In this context, the DPRK fully supports the global struggle for total elimination of nuclear weapons.“As far as the nuclear disarmament is concerned, whether it is achieved or not largely depends on the political determination and political will of the big powers that possess larger stockpiles of nuclear weapons.“Over the years, the nuclear weapon states that possess larger stockpiles of nuclear weapons are accelerating qualitative improvement of nuclear weapons while doing little in quantitative reduction of nuclear weapons.“The United States, the world’s largest nuclear weapon state and the only country that used nuclear weapons, recently announced a new modernization program of all existing nuclear weapons within three decades, earmarking an astronomical figure of one trillion U.S. dollars.“Nevertheless, the United States is yet frequently talking about the so-called vision of the world free of nuclear weapons, but it is only a hypocrisy intended to deceive the world and it is none other than a screen for covering up their strategy of nuclear monopoly and world hegemony.“The continuing maneuvers of the U.S. for modernization of nuclear weapons is an act of challenge to the desire of the humanity to live in the world free of nuclear weapons, posing the greatest threat to the very survival of the mankind as well as the world peace and security.”Stop the threats and sanctions! In fact, with the rapid advance of financial technologies, 24/7 call centers have become more important than ever.“The self-service culture has conditioned consumers to expect to be able to conduct their business at any hour,” said Carol Cline-Parton, Vice President, CO-OP Member Center. “And this is only magnified by mobile phones and the Internet, which have led consumers to expect to be connected to anyone, anywhere, anytime, including their credit unions.”People love self-service, but there’s clearly a limit, which is often reached when members need support with the emerging payments technology they have in hand, detailed questions about account status and applying for an auto or personal loan.As Cline-Parton puts it, “When self-service reaches its limit, members will want to reach out to a live person for assistance.”CO-OP Member Center provides support for payment innovations such as Sprig by CO-OP for mobile banking, the Apple Pay or Samsung Pay mobile wallets, CardNav by CO-OP alerts and card control solution, and kiosks enabling shared branching transactions at an ATM.Buyers – i.e., those in need of a loan – are making their purchases after-hours more than ever. CO-OP Member Center’s 2015 after-hours auto loan activity increased by 20 percent compared to 2014. In fact, after-hours loans accounted for 35 percent of CO-OP’s total loan application production last year (including phone and Internet applications).“In many cases, timeliness trumps loyalty, especially when it comes to buying a vehicle,” said Cline-Parton. “So, ‘if you snooze, you lose:’ the possibility of losing a loan because a lender is closed for business is very real.”Third-party call centers make it easier and more cost effective for credit unions to offer round-the-clock lending services, helping to ensure that revenue opportunities are not missed.“Call centers play an integral role in member loyalty, a role that is perhaps ironically only growing with the rise of self-service,” said Cline-Parton. “Just as importantly, a third-party call center can be contracted to scale up and scale back with the changing needs of the credit union. Hammers close to end of Tevez affair

first_img Press Association The Hammers agreed an £18.1million compensation deal with Sheffield United in 2009 over Tevez’s role in keeping the London club in the Premier League in 2007 at the expense of the Blades. Under the compensation deal, the payments were staggered until 2013 – the Blades’ latest accounts confirm that, and that a loan from Santander bank was taken out in 2010 secured against the payments from West Ham. As of June last year, the amount guaranteed stood at £8.5million, and the final £6million payment is due by July. West Ham were fined £5million by a Premier League inquiry for breaching rules governing third-party ownership, but controversially no points were deducted and Tevez was permitted to play in the final three games of the season. The club claimed they had unilaterally terminated their third-party agreement with the players’ advisors, a consortium headed by Kia Joorabchian. Tevez scored in the final match of the season as the Hammers survived and Sheffield United were relegated. The Blades took the case to an independent tribunal which ruled that Tevez had been ineligible to play. Third-party ownership of players is prohibited in English football – on the basis that if one person or company owns a number of players at different clubs it can lead to conflicts of interest. UEFA has now pledged to introduce the same ban across Europe though there is opposition from some clubs, especially in Portugal and Italy, against such a move. But UEFA general secretary Gianni Infantino said: “We think this should be the case all over the world, certainly all over Europe.
